When retrieving reservations from Booking.com, Sirvoy automatically imports applicable taxes and fees to ensure accurate totals. Flat fees and percentage-based taxes set as not included in Booking.com are added to bookings in Sirvoy.

This article explains how these imports work, how taxes and fees appear in Sirvoy, and what settings are needed for correct pricing.

How Taxes and Fees Are Set up or Imported into Sirvoy

Percentage-Based Taxes (Surcharges in Sirvoy)

  • Taxes such as VAT, lodging tax, or sales tax are set up as Surcharges in Sirvoy.
  • These must be set in both Sirvoy and Booking.com with matching values.
  • The setting Add surcharges when receiving bookings must be enabled in the Booking.com mapping page in Sirvoy for correct calculations.

Flat Fees (Extras in Sirvoy)

  • Fixed charges such as cleaning fees or per-person city taxes are imported as Extras in Sirvoy.
  • Sirvoy automatically adds an extra to match the name and amount from Booking.com.
  • These do not need to be manually created in Sirvoy.

Booking.com Withheld Taxes

  • Some regions require Booking.com to withhold taxes (such as VAT or tourist tax) instead of transferring them to the property.
  • These should not be added as surcharges in Sirvoy because they are not included in the total you’re owed from Booking.com.
  • Sirvoy will display the withheld tax for reference, but it will not be included in any price calculations.

Example 2: Percentage-Based Taxes

A room is listed at $100 per night, with these tax settings:

Example 3a: Flat Fees with Taxes Applied to Accommodations

A room is listed at $150 per night, with these settings in Booking.com Property > VAT/Tax/charges:

  • Ensure that Add surcharges when receiving bookings is enabled in the Booking.com mapping settings in Sirvoy.

How Sirvoy Works:

  • The reservation is imported with a nightly rate of $150.
  • Sirvoy automatically adds an Extra:
    • BDC-Cleaning fee of $125 per stay.
  • Sirvoy applies Surcharges:
    • Goods & Services Tax: $21.75 (14.5% of $150)
    • Lodging tax: $11.25 (7.5% of $150)

Final total: $308 (matches Booking.com).


Example 3b:  Flat Fees with Taxes Applied to Accommodations & Fees

In some cases Booking.com will apply percentage-based taxes to both the room rate and any flat fee extras.

In that case, additional steps should be

    • Extra (Cleaning fee): $125
  • Sirvoy applies Surcharges:
    • Goods & Services Tax: $21.75 (14.5% on $150)
    • Lodging tax: $20.63 (7.5% on $150 + $125)

Final total: $317.38 (matches Booking.com).


Checklist for Accurate Tax and Fee Import

Ensure these settings are correct and your Booking.com and Sirvoy totals will match accurately.

✔️ Percentage-based taxes in Sirvoy should match those in Booking.com.

✔️ “Add surcharges when receiving bookings” should be enabled in the Booking.com mapping settings.
